Dear Friends, We discovered that the Land Department has posted a notice at zone 56, where not many people can really aware of it, but they claimed that they will start the land foundation study of building 4 public housing containing 10500 residents rght next to our homes IF THERE IS NO OBJECTION WITHIN 7 DAYS. We believe that there is lack of consultation compared to the past year and practice of other social projects. We had actions against this plan 2 years ago and made it rejected. However, it is time again for us to be united to speak and act together to protect our homes again since they have brough the plan back again. Our DOC member, Mr. Jeff Lam Yuet have mentioned our objection on SingTa Daily on 29/4/2011, we object building the 4 tallest public housing right outside Caribbean Coast, covering our seaview, affacting our property value, mismixing our demography, misusing of social resource and valued land as well as encouraging unfair practice, i.e we pay millions for the flat but our view is covered by $1000-rental public house which may be even lower-fee-charged than our dear management fee, etc. We phase 2,3 OC and the majority of hard-working DOC members have started objection signature campaign where residents are welcome to sign at lobby counters BY 3/5/2011. where is zone 56? I also thought govt was required by law to announce large social housing/infrastructure plans in the press....will be signing tonight.

Clearly the govt did not believe or agree that it had been 'rejected'. They were just biding their time. I for one welcome our new govt housing neighbors. I'm sure they will be an ornament to our estate as they wander around it freely. The rationale for the new parks behind CC is now more understandable, since the site plan makes clear that no public facilities of any kind will be provided for the govt housing residents.

More importantly, will CC property now be benchmarked against the govt housing estate out front, which enjoys superior views and improved 'air quality and ventilation at ground level'? One scoffed at those who characterized TC as nothing more than a convenient place for the govt to warehouse thousands of newly arrived mainlanders. Guess one can stop scoffing now.

I agree with Charles, exactly what does the proposal block?
I think that every owner here knows about the Government's long term expansion plans for TC. I think that CC can not be an island. Object if it is reasonable to do so, but is this reasonable or are we just objecting for the sake of it?
There is a dire need for more housing in HK; it would seem to be a fruitless exercise to object, unless there is good cause.

What I don't get is more talk about further reclamation. We seem to have enough space with areas 54-56 and around Yat Tung to get by without filling in more ocean. The hospital is coming, what else is needed? Do we really need another amusement park?

I’m certainly not opposing for the sake of opposing. My objection is the apparent underhand way the govt is going about it (posting the legally required notice in an out of the way place and allowing only seven days to comment--a well know tactic).
Why is the govt insisting on public housing in such an out of the way place and with few employment opportunities, added to the high cost of travel to HK and the inadequate bus service? The govt has already released data that shows unemployment rates are above the average in North Lantau.
What provisions have the govt made for the increased ridership at TC MTR station? Already noticeably crowded during the morning commute.
Has there been any discussion about the new road on the waterfront? What about govt’s stated policy of improving access and amenities to the waterfront around HK?
What possible rationale in there for an “amusement park” in what is now slated to be a high-density urban environment.
TC has the potential to be a new type of ‘new town’. Badly thought out development and ‘business as usual’ by the government will ensure this is not the case.
I don’t hold out much hope.

This would be bad. Could you imagine the people traffic and when they decide to walk through CC? And all you need is a few extra smokers or people leaving trash on the paths.

Obviously, anything in front of CC, CS, SVC will block our seaview to some extents, affacting our living standard and property value. The apartments there would be up to 47 floors, i.e. with 4,13,14,24,34,44 floor the equal to 55 floor + as Caribbean Coast level.
Since our P floor is public accessable area, the mixture of demography will share our estate land in terms of our P floor and parks. I support to build more public housing, but building at TC North means misuse of valuable seaview land, generate community conflict, encourage unfair social impact (paying millions for a flat but covered by $1000-rent flats), etc. Instead, we should focus on develop and giving more resource to where the current public housing are, encourage employment, develop community economy, matching the area advantage by using the valuable land for more value-adding development, allowing YT to have TC West station by having 20000 more residents the increase the frequency of Tung Chung Line MTR, enable to have more social services and shops around, etc. I am working on this issue and developing plans and sulotions.
