I tried calling Cheung Kong. They asked me to speak to the Management offc. I called the Management Offc and they diverted me back to Cheung Kong. This keeps going back and forth.

Either ways there is no way CK can hold us to ransom by forcing us to buy. This talk about buying started in the last Quarter of 2007 when my fixed car space was converted to a floating. Everyone I've spoken to since the 380K car park flier, is not planning to buy.

Yeah, I'm aware the car park runs from Phase 2 under Tower 6 down to the barricaded end somewhere under Phase 3. But, you never see the B2 level full. And, there's loads of new car park spaces under Phase 3 which hasn't even been opened to public yet.

What are these guys upto ?

By the way ... the B1 Entry / Exit Octpus card reader at the Monthly Car Park should be fixed first week of August. I was "made to understand" that the spare parts are being imported from Europe. Yeah, right !!!

Sorry Gooner but that's the way they do it in HK. They are past masters at market manipulation.

The developer will prefer to see the unsold car parks remain empty to protect the sale price rather than rent. They frequently do the same with apartments if the market price falls.

One and really only hope is that outside speculators will purchase unaware of the low demand and they will be more susceptible to a fair market price rental through necessity.

That's interesting, parts from Europe eh?

The car park equipment is American made, and they have a local dealer in HKG (albeit not a very good one).
The octopus reader is made in Japan, distributed by Octopus Cards Ltd in HKG, and the housing is locally made.

So which European parts they would they need I wonder?  More BS & claptrap from Mngt...

The car park issue may just be "one" of the many things that keep proving the Management gives a damn whether residents are happy with their services or not.

It's like we're talking to a wall.

No way is it worth it at 380K !!!

I got a call from a Sales lady at Cheung Kong asking if I'm interested in buying a space. My reply was "No thank you". And I think we all should stand firm and if needed carry out a signature campaign against Cheung Kong.Hope we all feel the same way against this and while we are it .... seek to lower parking fees. We are the highest in Tung Chung area, if I'm not mistaken.

Still have the Security guard there though to make doubly sure of 5% management overide.

My wife innocently sent back sales form in her Chinese name so when I called to ask some questions they refused to talk to me as I had not made an application. I told them that it was a joint application (nor any form of legal contract) but they insisted I submit ANOTHER form in my name otherwise we could not buy one. I tried to point out that this would be 2 applications for one purchase but they were adamant.

Obviously they are not that interested in testing true demand.

Another point. Why don't they refund the deposit on 1st Sept when rentals finish? They say they will pay in 30 days (i.e. Oct) which seems a long time just to write a cheque particularly when they have a months notice???

As we don't have car, we haven't really stopped to read the notice, so...

Are ALL the monthly parking spaces up for sale in Phase II car park? If so, will this not affect property/rental prices, i.e. would not having a parking space reduce the attractiveness of CC for some people?

After using my octopus to exit the carpark this morning, the guard came running over to check if my CC parking label was on my windscreen. I had no clue why he would want to check out the parking label while exiting and after octpus let me out.

We wouldn't have moved to CC if we hadn't been able to rent a space.  So we're obviously a bit concerned now!!

I would imagine quite a few people wouldn't consider renting at CC if they couldn't secure a rental space.

At most residential estates it's optional. Legally, can the Management / Developer force us to buy a space even we don't choose to ?

They can't force you to buy one but are not obliged to rent you one either. They will sell what they can and leave the others empty to protect private purchasers who bought to rent. Rental will probably be available from private owners but to get a reasonable return on the crazy purchase prize they will be looking for around $3000 -$3500 per month.
Also rental places will be limited so the new owners may force the price up.
Not nice I know but no easy legal solution.

Why not ask the Management the direct question?
If you don't wish to buy a car park will there be rental spaces available and at what cost?
