Hi All,

These cracks in the kitchen counter are also threatening to make some cracks in my wallet !!

I have just bought a new appartment in tower 16 after renting a flat in tower 7 for nearly two years. The rented flat also suffers from the cracks in the kitchen counter and the landlord is blaiming me. I handed over the flat to him this weekend and now he refuses to give back my deposit money, claiming is it due to my actions/misuse of the flat. This is totally unreasonable as it is simply due to bad quality / normal wear and tear for which I can not be blamed.

I am foreigner, so I don't know how to proceed and get my deposit money back. A real estate agent from Ricacorp was present during the handover, but when he saw the argument, he just walked out saying he had another appointment. I phoned him later and he mentioned the landlord does not need to give me back my until 14 days after the handover. It's clear the real estate agent does not want to get involved in the atgument or help find a solution.

Anyone can give me some advise how to handle this. How to proceed (legally if need be) to get my money back? Any advise would be welcome.

Sadly landlords in hk tend to keep the dposits and the only way around it is to go to the small claims trib. long temr tenants in hk kow this so never pay the last 2 months rent as they know the deposit is not coming back... now u r an owner u will not have to deal with the issue again. the small claims is very simple and costs are small. take the landlord there. the small claims tend to favour the tenant in this situatikon as they know the landlord raket... Frank,
My suggestion:

+ Tell your landlord that you expect to get the money back, and will take legal action if needed,

+ Tell him cracks are common, and can be fixed at a reasonable price.  Refer him to this thread,

+ To show your good will: Offer to fix it, and try the remedies in this thread

If you dont take these steps, it may leave you at an impass

I think if the crack wasn't there before, in this "grey area" case, it may requre you to pay the repair cost but certainly not the full deposit amont that much. I think within $1000-$2000 will do. After 14 days and if they still don't refund your deposit, you can take him to SCT, which in most case costs you only about $100 legal fee. I am quite fimilar with this legal process, please feel free to contact me for sharing my exprience(free of charge, I just want to help Tung Chung residents, also I don't give legal advice but simply share y experience, cos I am not a lawyer). All, thanks for your advice.


My wife and me are discussing with the landlord to get the deposit money back. I have already informed him more flats have this problem and CC management office should be aware of it. We agreed he will check with them about the problem and how best fix it.
It seems he is willing to give back a part of my deposit money. I will keep you updated about the final result of the discussion.

Btw., is there any other way of sharing information like "cracks in the kitchen counter" with all CC owners?? (besides the CC forum)

About 2" crack appeared on my kitchen top 2 months after I moved in. I had CK fixed it but it cracked again about a year later. Furthermore, a new crack about 8" appeared on another size near the stove (see photo).



Crack in the kitchen counter is well known issue in CC. Show the links below regarding these cracks from Chinese CC forum to your Chinese landlord and tell him it's not a misuse case.

Absolutely not only in Kitchen counter, it is also in master bedroom.
I visited the D unit in Tower 15. It is just a year old and surprisingly the cracks are spread in the walls of the master bedroom. What a POOR quality??

Hello everyone,

My landlord finally paid back the deposit money after 14 days. However, he only did so after repeatedly threatening him with police and legal actions. I am glad the matter is resolved now, but the experience was very unpleasant.
