haha, they mean to running around and showing flats, but in a poor season like now they still have 3million $ revenue, so the company can afford to pay double rent to keep more staff. but if the current market tren unchanged, layoff will happen soon anyway. Centaline used to have 2 big offices in TCC too and one closed now. they used to have 2 big offices in CC too but one of them has been renowated into half its orginal size now. There are still good good agents, just during property peak or new project launches, too many new guys comes to TC only.

Well, well.  Per game theory, I would suggest everone not sell.....yet.

As for me, iff I was a holder of property in Tung Chung, I would cheat and beat you whom hold on to it.


You know how the markets go up and down!  This is the down cycle.  Hold onto your hats......

respect to the honesty.

but easier said than done... all transactional fees and inconveniences also factor.  its still a risk to sell unless you bought really low and expect the price to drop dramatically back to those levels.  Wink

some ad in front of the realtor shops indicates price reduction of upto 1 mil!! I dealt twice with a guy at Midland before and asked him straight is this meant to scare faint hearted owners to undercut each other so that transaction becomes active again and his commission will go up. Feel like this is whats going on. I doubt if there is that much of a bubble in the property market right now and if people keep their jobs why would anyone want to sell in a haste Roll Eyes Roll Eyes

Some very interesting posts.

Hong Kong being a very aggressive and free-market society is susceptible to these types of manipulations which create these types of opportunities (ie. the "shithole" that BM bought). 

With regards to the jobs and employment, Mango, you are right... However, job security is not the only influencing factor to investor mentality.  Some people who were nervous going in, are very sensitive to price drops and even those who are not nervous may believe that its best to sell in midterm to pick up at a lower price later.  (Not knowing that this is an arduous exercise that may not really be worthwhile).

the property agents make a living when there is sale transaction. Leasing revenue is not enough to sustain them. At this time where transaction is extremely low due to differing expectation between buyer and seller, some property agents are the ones creating panic scenario to push owners to sell out before the "next big drop". They also need to earn and survive though.... at somebody else expense.

This is Hong Kong where it name is the fast buck.  The one who sells the fastest wins when said in Chinese.  Unemployment is going to go up as EXPECTATIONS have now changed.  The fact of the matter is that people are scared of their jobs being lost and have frozen.  Some have been burnt like the buyers of LBD.  No transactions means that people are stuck with their financial situation (same rent or no rent and a mortgage).  The momentum has slowed.
